La Casa di Pietra - The Stone House: approx. 183 square metres of total living space
The villa consists of 5 bedrooms with 5 en-suite bathrooms, 1 additional toilet on the ground floor. The house is sold with all furniture, 2 sets of complete bed linen and garden furniture, so that the buyer can decide whether to continue using the house themselves or to rent it out, or a mixture of both with very little additional expense. Each bedroom is individually decorated and the soft furnishings are colour co-ordinated with the beautiful patterned tiles in each bathroom, giving each bedroom a unique style. The entire house has new electrics and new plumbing. The electric fuse and the boiler, including the large hot water tank, are located in a separate lockable room. The house has gas central heating with radiators, with a gas tank that can be refilled by TOSGAS. The house does not have a septic tank, but uses the sewage system, so there are no additional costs for emptying a tank.
The house has been seamlessly tiled with light grey ceramic tiles on both the upper floor and the ground floor, which keep the house delightfully cool during the warmer months and are very easy to keep clean. We have high-speed Wi-Fi, which can also be used in the garden areas thanks to an additional booster signal box.
The doors and shutters of the living room and the bedroom on the ground floor are made of aluminium for added security and durability. We have installed Ring security cameras so that you can monitor the house when you are away for long periods. Access is via an app on your phone. These cameras are equipped with sirens and motion detectors should you need them. Two fire alarms and a carbon monoxide alarm are located in the house for safety reasons. The walls are very thick to keep the heat out during the summer months, but also to keep the house warm during the winter months. The windows and shutters are made of teak and have recently been restored and weatherproofed with a special varnish.
The kitchen was installed by Lia Grossi and is equipped with two electric convection ovens, a 5-burner gas stove, an extra-large silver double American-style refrigerator and a separate wine refrigerator. The countertops are white quartz and the kitchen has a large island in the middle to increase the work area. Additional built-in appliances include a washer/dryer, dishwasher and range hood, as well as a concealed drying rack above the sink. All kitchen utensils, plates, carefully selected platters for entertaining large groups, white wine, red wine and champagne flutes, water glasses and pitchers are included. The dining room
From the kitchen, you enter a spacious dining area with an extendable solid wood dining table and solid oak chairs with cross-backrests. The table seats up to 10 comfortably and has two highchairs for little members of the family. An armchair and lamp by the window allows you to sit down to read and take a quiet break from the garden. There are three sets of French doors leading out onto the terrace and garden. There is a cupboard twice the size in the tavern where the cleaning equipment, ironing board, vacuum cleaner and lockable side are stored, where we store all our personal belongings when the house is rented. Bedroom One
Behind the kitchen is the first of the bedrooms on the ground floor with a king-size bed and two bedside tables with glass table lamps, a dressing table with mirror and chair. There is a recessed area that was used as a shelf and hanging area for clothes. A small side chair is in the corner by the door leading to the en-suite bathroom. The ensuite bathroom has a large glass shower cubicle, beautiful patterned tiles, toilet/bidet, free-standing washbasin and a shelf/drawer unit with a wall mirror and a wall-mounted radiator. Lounge
On the other side of the entrance hall, opposite the kitchen, is the family living room. This room is nicely furnished with a large rug, 2 x 3-seater velour sofas, a wall-mounted smart TV with wifi connection, a coffee table and a small side table with a lamp. There is a workstation in one area, ideal for a laptop if you are working remotely. Large doors lead to the courtyard garden area next to the barn, which has secure metal shutters. Another window looks out onto the immediate garden and offers a panoramic view of the mountains, giving this room plenty of natural light and a double view and a sunny, paved area. The high ceiling and a lantern complete this comfortable, cosy living room. Bedroom two The second bedroom on the lower floor is accessed via a staircase in the corner of the living room. It is a large room with high ceilings, flooded with natural light from a window and another large door that also opens onto the courtyard garden, with a view of the trees and wildlife opposite. A free-standing wardrobe with drawers and a dressing table made of natural wood with an upholstered king-size bed frame. The colour of the room is a soft ocean blue, which harmonises with the patterned tiles in the en-suite bathroom. From the bedroom, a staircase leads to the en-suite bathroom with toilet/bidet, large glass shower cubicle, washbasin and mirror, as well as a window that lets in plenty of natural light.
The original stone staircase and iron balustrade have been restored and lead to the three bedrooms on the upper floor. Under the stairs, we have made use of the space by installing another small toilet and a washbasin. Bedroom Three
Immediately to the left as you reach the top of the staircase is the first of the three upstairs bedrooms. This bedroom has two single beds with upholstered headboards, decorated with cream and pink tones, creating a soothing space. This bedroom has a small en-suite bathroom with a toilet/bidet, shower, sink and mirror. Behind a sliding door is a large wardrobe, ideal for storing bedding and with plenty of hanging space. From this bedroom you have a view of the meadow. Bedroom four
The next bedroom along the hallway is furnished in exactly the same way as the first of the upstairs bedrooms. Two single beds with a chest of drawers and fitted wardrobes and an en-suite bathroom. From this bedroom, you have a panoramic view of the Apennine mountains.
Bedroom five is the largest of the upstairs bedrooms and has two more single beds. From this room you have a double view of the meadows and the Appennino mountains. This room is decorated in light grey tones and has an upholstered headboard with buttons, bedside tables and grey table lamps. An antique walnut wardrobe for storing clothes and a small carved dressing table with mirror. The en-suite bathroom has a concealed sliding door and a large glass shower cubicle with light sage green tiles to match the grey/green patterned floor tiles. The upstairs hallway. French windows overlook the meadow and mountains and allow natural light in at all times of the day. Access to the attic is via a roof hatch with extendable ladders. There is a lockable cupboard with built-in shelves for storing towels, bed linen and additional furnishings.
