Description

Building plot with sea views, beautifully situated on the hillside southwest of the coastal village of Plaka, in the well-established elite tourist region of Elounda, Crete. From its elevated position, the plot will always offer uninterrupted panoramic views of the sea, the famous island of Spinalonga, the hills and the mountains.

It is 4,399 m² in size and has a building permit for one or more houses of up to 208 m², plus basement and attic.
All the certificates you need to sit down with an architect and draw up the building plans to obtain the building permit are available. There would be plenty of space to create swimming pools, open and covered verandas and terraces, garden areas, parking spaces, etc. The property is easily accessible via a paved road.
Electricity is available on site, and water supply, telephone lines and broadband internet are nearby and easy to connect. Please note that properties in this area have the potential to generate high rental income. The village of Plaka and its beautiful pebble beach are only a short drive (approx. 1.5 km) from the property.

There are a few taverns, cafeterias and shops in Plaka. There is also a large pebble beach and a small harbour from which boats depart for the island of Spinalonga. The town of Elounda is approx. 7 minutes away by car. The cosmopolitan tourist town of Agios Nikolaos is a 17-minute drive away.
Heraklion International Airport is less than an hour's drive from Plaka. Elounda was a small fishing village on Mirabello Bay on the island of Crete. Although fishing still plays an important role in this very picturesque area, tourism has become Elounda's main industry. The village belongs to the municipality of Agios Nikolaos.
The town is very popular with European tourists and has numerous hotels, including several 5-star hotels. Elounda is also the closest town to the famous historical site of Spinalonga.

Agios Nikolaos is the capital of the Lasithi district and is located on Mirabello Bay in the north-east of Crete, just 40 minutes from Heraklion International Airport. Geographically, the town is well protected from strong winds, so you can enjoy water sports and swimming here almost all year round.

Although Agios Nikolaos has less than 20,000 inhabitants, it has several banks, supermarkets, shops of all kinds, doctors, a modern hospital with high standards, a public swimming pool and tennis courts, a marina, a harbour, a cinema, a theatre, gyms, a 9-hole golf course, schools from nursery to 6-form secondary school and, in general, all the amenities you would expect in a modern European town.

The microclimate is one of the best in Greece, with moderate temperatures rarely rising above 30 degrees in summer and rarely falling below 15 degrees in winter. This wonderful dry climate, combined with the natural beauty of the area, has attracted most of Greece's top hotels to operate here. The crime rate is one of the lowest in Europe.

Location

Plaka is a picturesque Cretan village just above the sandy beaches of Almyrida. Its centre is the village square (Platia), where there are several good tavernas and cafés and the village has a traditional atmosphere. The view over the bay and the valley to the White Mountains is breathtaking. It has a few mini markets and shops.

The small fishing village of Almyrida is now a charming seaside resort. As you approach from the western end of the village, you will see an early fifth-century basilica with a wonderful mosaic floor. Almyrida has a beautiful, bay-shaped harbour that keeps the beach sheltered and safe, making it an ideal place for young families. It also benefits from a gently sloping sandy beach that provides access to the clear blue sea. Along the entire beach promenade are mostly family-run taverns and cafés where you can enjoy the great local cuisine and scenery. There is a taxi rank, ATMs, a bakery, clothes shops, mini markets and a pharmacy. There is a water sports centre where you can hire windsurf boards, kayaks and catamarans and learn how to use them. There is also a PADI-certified diving centre. For mini adventures, there is a two-hour boat trip that takes you from the harbour along the coastline to beautiful snorkelling spots. Off the bay lies the small island of Karga, which is a nature reserve for many species of birds. Plaka is about half an hour's drive from Chania Airport and an hour from Heraklion Airport.
